I made a mistake trusting the initial possession dates for Godrej Serenity Sohna. Fed up of renting, my landlord just hiked rent again, so I finally took the plunge, thinking EMI vs rent math would be easy. But yaar, builder ne bola tha 2025 end, ab lag raha hai 2026 bhi cross ho jayega. My current financial planning is getting messed up because I'm still paying rent. Also, brochure mein jo floor plan dikhaya tha, site visit pe laga carpet area kaafi kam hai, matlab actual usable space. Is this normal with under-construction projects, especially with Godrej? Kya kisi aur ne bhi same delay ya carpet area ka issue face kiya hai with Serenity? What did you guys do?
Two years ago I'd have laughed at these prices, but now I'm seriously considering Godrej Serenity Sohna for investment. I work in real estate, so I know the marketing spin. Buying for myself is different, yaar. Everyone talks about Sohna's 'future potential' but no one discusses the actual resale market. Is it just paper appreciation for investors? Builders don't tell you the real investor-to-end-user ratio. High investor ratio means low liquidity later, no? Ghost society ban jayegi kya? Pre-launch mein jo rates the, abhi kaafi upar hain. But will it hold in the secondary market? What's the realistic resale value after 5 years? I'm worried about finding a buyer then. Is the capital appreciation sustainable or just hype? Change my mind, Gurugram experts. Am I overthinking the exit strategy?
Is Godrej Serenity Sohna genuinely good to live in, especially with family? I'm currently in a 2BHK in Sector 67 and thinking of upgrading to a 3BHK there. The brochure shows great amenities, but are they actually useful or just for show? Also, how efficient are the carpet areas for a family? Is the price jump worth it for the daily livability?

The data shows Gurugram prices are still climbing, but is Sohna sustainable? Builder ka track record Godrej ka generally achha hai, but Sohna mein delivery timelines ka kya scene hai? Under-construction projects mein hamesha yeh calculated risk rehta hai. From my experience, initial rental yields aren't great in these developing areas, but Gurugram mein thoda different hai. What kind of rental yield can one realistically expect here? Also, resale market kitna liquid hai? Who will be the primary buyer in 5-7 years – end-user ya other investors? Your insights would be super helpful.

Schools, hospitals, aur markets kitni door hain from the actual gate? Google Maps pe toh sab paas dikhta hai, but real life mein commute kaisa hai Gurugram ke major office hubs tak? Kitna time lagta hai peak hours mein, like Cyber City or Sector 54? Aur amenities ka kya haal hai? Are they well-maintained, ya just for show? Koi real user experience share karega please? Trying to make an informed decision here.
