₹1.5 Cr for a 3BHK at Godrej Serenity Sohna feels like a huge amount. I'm currently in a 2BHK in Sector 49 and thinking of upgrading to a bigger place there. Is that price jump really justified for the daily living experience? My main concern is the commute to Cyber City from Sohna. Does it take forever? Also, for families, what about schools and hospitals close by? Is it actually convenient or more of a hassle? Just wondering if anyone has actual experience living there, not just seeing the brochure.
I made a mistake trusting the initial possession dates for Godrej Serenity Sohna. Fed up of renting, my landlord just hiked rent again, so I finally took the plunge, thinking EMI vs rent math would be easy. But yaar, builder ne bola tha 2025 end, ab lag raha hai 2026 bhi cross ho jayega. My current financial planning is getting messed up because I'm still paying rent. Also, brochure mein jo floor plan dikhaya tha, site visit pe laga carpet area kaafi kam hai, matlab actual usable space. Is this normal with under-construction projects, especially with Godrej? Kya kisi aur ne bhi same delay ya carpet area ka issue face kiya hai with Serenity? What did you guys do?

Builders don't tell you the real investor-to-end-user ratio. High investor ratio means low liquidity later, no? Ghost society ban jayegi kya? Pre-launch mein jo rates the, abhi kaafi upar hain. But will it hold in the secondary market? What's the realistic resale value after 5 years? I'm worried about finding a buyer then. Is the capital appreciation sustainable or just hype? Change my mind, Gurugram experts. Am I overthinking the exit strategy?

What kind of rental yield can one realistically expect here? Also, resale market kitna liquid hai? Who will be the primary buyer in 5-7 years – end-user ya other investors? Kitna time lagta hai peak hours mein, like Cyber City or Sector 54? Aur amenities ka kya haal hai? Are they well-maintained, ya just for show? Koi real user experience share karega please?
