Visited Kutumbh Height and Horizon Concept Noida Nxt last weekend. Honestly, buying for myself is way different than selling. Kutumbh Height ka price range ₹53.50 L se ₹1.28 Cr hai, still under construction. Horizon Nxt completed hai, ₹17.64 L se ₹20.83 L mein mil raha hai. Price per sqft mein itna huge difference hai, not sure if Kutumbh ka premium justified hai for an ongoing project. Horizon Nxt mein amenities toh hain, but kitni use honge, pata nahi. Kutumbh Heights ke brochure amenities toh mast lagte hain, but actual delivery aur maintenance ka kya scene hoga? Has anyone bought in either? What's the real carpet area vs super area game in these? Aur maintenance charges kitne hai, bilkul transparency nahi milti. Should I risk ongoing for better amenities ya ready-to-move Horizon Nxt le lun for budget?
My kids have moved out, so I'm looking to downsize from our big house to something manageable, maybe a 2BHK in Horizon Concept Noida Nxt. It's completed and the listed price (₹17-20L) looks okay. But yaar, what's the actual monthly outflow for maintenance here? Brochure mein toh kuch aur hota hai, real mein kuch aur. I'm worried about unexpected society charges ya phir power backup ke extra paise. We want a peaceful society with good security and a friendly community. Any residents from Horizon Nxt can share their real experience? What's the *actual* per sqft charge after OC, and are there any hidden costs? Hope this helps someone else also looking at these numbers.
Was supposed to decide by last month but buying for myself is such a different ballgame. I work in real estate, so I know builders ka marketing spin, par Horizon Concept Noida Nxt dekh ke thoda confused hoon. It's completed and budget mein aa raha hai, which is great. But yaar, is the carpet area efficiency actually good? Matlab, jo units dikhate hain, woh real life mein kitna usable space dete hain? Bahut builders super area games khel jaate hain. Plus, neighborhood quality. Nearby schools, markets, hospitals kaise hain? Daily convenience ke liye sahi hai ya isolated feel hota hai? Honestly, I'm looking for a home, not just an asset. Community vibe bhi important hai. Kya log wahan family ke saath rehte hain ya mostly investors hain? Any honest opinions on its livability? Off the record batao.
Noida Extension projects: Kailash Kings Reserve vs Horizon Nxt. For a first home, is Kailash's premium justified for an end-user, or does Horizon offer better rental potential and investment appreciation?
₹18.5 lakh for a 2BHK at Horizon Concept Noida Nxt looks good, but I'm trying to see past the marketing. I work in real estate, so I know builders ki marketing spin. Specifically, the amenities — are the gym and pool actually maintained, ya bas show-off hain? Kids ke liye parks kaise hain? Neighbourhood kaisa hai? Schools, hospitals kitne paas hain? Daily convenience ke liye market ka kya scene hai? Residents, tell me, is the society vibe friendly for families? Your honest, off-the-record opinions would be super helpful.
Fed up of renting, Horizon Concept Noida Nxt looks interesting for investment. It's completed, affordable. But kya actual rental yield milta hai? Aur resale market kitna liquid hai for these smaller units? Capital appreciation ka future kya hai?
