Since last year, we've been seriously looking for a bigger flat in Pune. My kids are growing up, and our current 2BHK just isn't cutting it anymore. We need at least a 3BHK, and my wife's main priority is a safe neighbourhood and good schools nearby. We've shortlisted Kolte Patil Life Republic R17A, the Sound of Soul Phase I project. Price is around 2.5-2.6 Cr, which is a big amount yaar. I'm wondering about the actual carpet area efficiency for that price. Builders sometimes show big super areas but the usable space feels small. Also, for a family, the community vibe is important. Is it friendly, ya isolated? Aur schools ka kya scene hai around there? Any parents living there who can share their experience about daily life? Is it genuinely a good family home or just looks good on paper? Any thoughts on the floor plans or overall living experience would be super helpful. Thanks!

Are they actually usable daily, ya bas showpiece hain? Also, builder ka track record kaisa hai for timely possession? It's an ongoing project, so any past delays or hidden issues in earlier phases? Don't want to get stuck with EMI aur rent dono. Is this premium for the amenities and location genuinely worth it, ya sirf marketing hype hai?
