₹75,000 rent every month – I'm just done with it. Finally taking the plunge to buy in Pune. Everyone talks about the fancy amenities and 'lifestyle' builders promise. But yaar, after 2-3 years, what's the real scene? I'm looking at places like Kosmic Kourtyard Phase 1, and the brochures look amazing. But does anyone actually use those huge clubhouses and swimming pools? Or are they just for show, empty most of the time? My biggest worry is high maintenance charges for facilities that become 'ghost facilities' after a year. Is it just me or do builders over-promise on these things just to inflate the price? The EMI vs rent math only works if the maintenance isn't draining your pocket for nothing. Change my mind.
Been looking for 8 months now and it's getting exhausting. Fed up of renting, yaar, landlord raised rent again so finally taking the plunge. I'm checking out projects in Pune, particularly something like Kosmic Kourtyard Phase 1. My biggest worry as an investor is construction quality. Site visits pe sab theek lagta hai, but real mein after 1-2 years, cracks, seepage issues toh nahi aayenge? How much does bad quality affect resale value and tenant attraction? Also, maintenance charges. Builders promise the world, but after possession, if quality is bad, it's double whammy. High charges for poor service, right? Does anyone have experience with this, like paying a lot but still seeing common area issues? Kya actual mein amenities and build quality justify the premium?
