Did a site visit to Landcraft Metrohomes last weekend. I'm currently in a 2BHK in Indirapuram and thinking of upgrading to a 3BHK. Seeing a lot of projects promising amazing amenities, but I'm really concerned about construction quality. Does poor build mean higher maintenance costs and lower resale value later? Also, are those fancy clubhouses actually used or just for show, especially from an investor perspective?
Landcraft Metrohomes — been eyeing this project for investment. The ₹33-58L range seems competitive for a 2/3 BHK in Ghaziabad. My main concern is capital appreciation; has its price moved much since launch? Honestly not sure if it's already peaked. Also, what's Landcraft Group's track record for project delivery? Are they known for timely possession or delays? I'm really worried about under-construction risks. For an investor, resale liquidity is crucial. How easy would it be to exit this project in 5-7 years? Any real experiences with selling properties there? Ab samajh nahi aa raha if this is the right long-term play.
Under-construction risk feels too high for me right now. Comparing Landcraft Metrohomes (ongoing) and Chitransh Saartha Enclave (ready). Is paying more for ready-to-move worth it for better 5-year appreciation and clear total cost of ownership? Any experiences?
