Since January I've been shortlisting flats in this city. M3M Mansion looks really appealing, especially the location near Dwarka Expressway. But I'm a bit confused about the possession timeline mentioned on their site vs what brokers are saying. Some agents are quoting way later than the RERA date, ab samajh nahi aa raha. Is this normal for M3M projects? Also, the carpet area ratio seems a bit... tight for the price, honestly. Anyone found good efficient layouts there?

Builder ke hidden charges pata hain, but M3M Mansion ke final quote mein PLC aur OC charges dekhke I'm shocked. Brochure mein kuch aur tha. Total cost bohot inflate ho rahi hai. Builders ka track record dekhke lagta hai possession dates just numbers hain. M3M Mansion ka completion time frame sunke bhi darr lag raha hai, delay toh pakka hoga. Smartworld The Edition mein bhi yehi thought aa raha hai. My biggest worry is the investor ratio. Kya gurugram mein itne high-end projects sirf investors ke liye ban rahe hain? Matlab, agar end-users kam honge toh society ka vibe kaisa hoga? Ghost society ban jayegi kya? Parents bolte hain ready-to-move hi lena chahiye, par budget mein options kam hain. Logon ka kya experience hai with these builders, especially on delivery timelines? Is it worth taking the risk for the potential appreciation, ya phir peace of mind ke liye kuch aur dekhun? Ab samajh nahi aa raha.

Price range ₹3.28 Cr–₹11.95 Cr hai, which is a big deal. Jo amenities dikha rahe hain, swimming pool, club house, kids play area, are they actually maintained and useful? Gurugram mein noise and air quality ka issue rehta hai, so wahan ka daily life experience kaisa hai? Koi rehta hai wahan ya kisi ka friend? Genuine feedback chahiye, not the brochure wala. Is it actually livable or just good on paper? What's the real deal?
