Already have a home loan for my 2BHK in Sector 69, thinking of upgrading my investment portfolio. Mahindra Luminare Phase 2 Mohali mein completed hai, ₹5.6 Cr ke upar ja raha hai. Iska ROI potential kaisa lagta hai long-term mein? Capital appreciation aur rental yield wise, kya expect kar sakte hain? Resale market kitni liquid hai is price point par?
₹5.6 Cr for Luminare Phase 2 felt steep. I just moved into my new place last month, but still wonder about TARC Maceo. Uska carpet area efficiency kaisa hai? Aur amenities, are they actually useful ya bas brochure mein achhe lagte hain? Real-world experience chahiye.
₹5.60 Cr for Mahindra Luminare Phase 2 feels steep, honestly. I'm so fed up of renting, want to put money into something that actually grows. But is this project really worth it for an investor? Anyone bought here earlier? What's the real capital appreciation been like since launch? Builders always promise the moon. Also, what's the actual rental yield people are getting? Matlab, will it even cover EMI? Don't want to get stuck with a white elephant. Should I look elsewhere?
Since January I've been shortlisting flats in Gurugram, aur abhi Smartworld Orchard aur Mahindra Luminare Phase 2 dekh raha hoon. Both are ready-to-move, which is great, no construction risk. But main confused hoon about the floor plans and carpet area. Smartworld ka layout thoda compact laga, not sure if usable space efficient hai. Luminare ka price bahut zyada hai, but maybe you get better layouts? Kya lagta hai, kaunsa project family ke liye zyada liveable feel dega in terms of space?
