Since my landlord raised rent again, I'm seriously looking at buying in Noida Extension. I'm fed up of renting, honestly, and finally taking the plunge. Currently torn between Aurum Alumni Accord (upcoming) and Manisha Marvel Homes (ready). How much risk is there with upcoming projects like Aurum, specifically around possession delays and actual amenities delivery? For Manisha Marvel, what's the total cost of ownership including all the hidden charges and maintenance? Should I just pay more for ready property to avoid the gamble?
₹2.1 Cr for my 3BHK at Manisha Marvel Homes, possession was in March. 2 months ho gaye hain, abhi bhi lagta hai carpet area thoda kam hai for the price. Living space feels smaller than what brochures showed. Society vibe achha hai, kids ke liye play area sahi hai. But daily living mein kitchen layout thoda odd lagta hai. Anyone else felt this?
Visited Manisha Marvel Homes last weekend. Everyone glorifies the amenities, par kitne genuinely useful hain for kids? The community vibe... is it friendly, ya isolated? My wife wants good schools nearby and a safe environment. Felt a bit cut off, tbh. Is it just good on paper? Change my mind.

Thinking about long-term capital appreciation, but exit strategy bhi important hai. Kya secondary market mein buyers milte hain easily?
Manisha Marvel Homes is ready to move, but 2.04 Cr! Shree Shyam Villas is cheaper, around 1.3 Cr, but under construction. Is the risk worth it for the price difference? Carpet area mein kitna farak hai? And resale value after 5 years, kisi ko idea hai?

Just moved into Nitya Azaad. Honestly, Manisha Marvel Homes' price point seems crazy high. Is it really worth 2Cr for similar space in Noida? Azaad's carpet area is decent for the price, and possession was smooth. Anyone actually paying those advertised rates at Manisha? The total cost, including stamp duty and interiors, must be insane. What about resale value after 5 years? Thoughts?
