₹30 lakh extra after possession for my flat in Marwaha Luxury Homes, and I'm fuming. Just moved in last month, and the maintenance charges are way higher than advertised, plus stamp duty was a nightmare. Mehta Villa Ananyata buyers, did you face similar documentation hassles or unexpected costs? Seriously, what's with these builders?
Been living in my new flat for about two months now, and honestly, the whole search process was a blur. We had shortlisted Marwaha Luxury Homes and GCM Anubhav Appartments, both completed projects in New Delhi. Marwaha ka floor plan mujhe kaafi efficient laga, like usable carpet area was genuinely more. No awkward corners, which is a big deal when you're paying so much. GCM Anubhav felt a bit different, amenities were decent but layout wise, Marwaha just felt more premium. Now that I'm settled, I keep thinking about how many amenities are actually useful. Kya Marwaha ya GCM mein residents really use the clubhouse everyday? Ya bas show-off hai? And for those prices, especially Marwaha's ₹2.30-₹4.75 Cr range, is the long-term maintenance burden justified? Would love to hear real experiences from people living there.
₹3.5 Cr for a 3BHK at Marwaha Luxury Homes – I'm seriously considering it for investment. It's a completed project, so under-construction risk nahi hai. But I'm wondering about the actual capital appreciation since its launch. Iska price kitna move hua hai over time? Any investors here who bought early? Also, what's the realistic rental yield in that area for a luxury project like this? Matlab, per month kitna expect kar sakte hain? And is the resale market liquid enough? Honestly not sure how easy it would be to exit in 5-7 years. Any insights on this project's ROI?
