Just moved into my new 2BHK at MLN Heights last month, and kuch cheezein I'm noticing. The clubhouse looked amazing in the brochure, but it's often empty, gym equipment seems basic, and pool maintenance is slow. Matlab, it's there but not really 'premium' as advertised. Kids' play area is okay, but not much open space. Also, I found a hairline crack near the living room window. Possession was in March, so this soon? Builder team says it's normal settlement, but I'm worried about construction quality. Water pressure is also a bit inconsistent. Anyone else face this with new projects in Bangalore? What's your experience with promised amenities vs. what you actually get? And early cracks, is that common? Hope this helps someone check these things before buying.
Bengaluru projects ka scene thoda confusing lag raha hai. I'm looking at MLN Heights, jo upcoming hai, aur Geown Oasis Phase 2 jo ongoing. Honestly, as someone jo real estate mein hoon, I know under-construction ka risk kitna hota hai. MLN Heights ka builder naya hai, toh track record pe thoda doubt hai. Geown ka theek hai but Phase 2 mein delivery time ka kya scene hai? Koi experience share kar sakta hai in builders ke saath? Especially timing aur quality ka. Not sure if it's better to wait for something closer to possession ya risk lena chahiye. Kya lagta hai?
MLN Heights ka pre-launch pricing abhi bhi worth it hai kya for investors? I'm looking at a 2BHK there, price is around ₹1.5 Cr. Matlab, it's an upcoming project, so I'm worried about the under-construction risk. Builder ka track record kaisa hai MLN Developers ka? Yaar, ROI kitna expect kar sakte hain over 5-7 years? My parents keep saying new projects mein investment risky hota hai. Also, resale market mein liquidity kaisi hogi? Will it be easy to exit if needed? Not sure if the appreciation potential justifies the upfront cost. Koi real numbers share kar sakta hai for capital appreciation for similar upcoming projects? Hope this helps someone thinking of investing there too.
