Moved to Noida Extension recently, now thinking of investing in Panchsheel Hynish for long-term appreciation. It's ready to move, which is great, but I'm worried about the pricing. Builder ka track record on other projects, was it good for appreciation? What's the actual occupancy like, is it mostly investors ya end-users? Don't want to buy into a ghost society. Is the current price per sqft justified compared to nearby projects? Really need some ground reality checks on future capital gains.

Was supposed to decide by last month but finally moved into Panchsheel Hynish in Noida Extension a couple of months back. Honestly, the flat itself is decent, but some things are just not what they showed in brochures. Yaar, the club house looks great on paper but hardly anyone uses it properly. Pool bhi theek hai, but gym ka equipment thoda old lag raha. Plus, maintenance charges kitne aate hain monthly? Feels a bit high for what we get. Soch raha hoon, was it really a good decision for daily living, ya bas on paper acha tha?
