I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK or villa. My budget is flexible but that ₹3.9 Cr for Pankaj Homes Ansal Esencia (completed) feels steep. OSB Expressway Towers, on the other hand, is ongoing and much more affordable, around ₹50L for a 3BHK. I'm honestly not sure if the 'ready-to-move' status of Esencia justifies such a massive price difference. What's the investor ratio like in OSB vs. Esencia? For a family, I'd prefer more end-users. Which project do you think offers better 5-year appreciation, considering the price points and possession status?
Last month, I saw a listing for Pankaj Homes Ansal Esencia, same config, asking ₹3.90 Cr. I work in real estate, but buying for myself is different. Visited Pankaj Homes Ansal Esencia and Apna Ghar Sunehra Apartment last week. Fed up of renting, so finally taking the plunge. Ansal Esencia ka carpet area theek laga but total cost of ownership including PLC and maintenance kitna padega? Apna Ghar ke builder ka track record kaisa hai? Not sure if their quoted price covers everything. Real advice chahiye.
