Has capital appreciation been strong post-completion? My 'hack' for completed projects is to really assess amenity quality and usage. Does a well-maintained gym or pool boost rental rates or just add to maintenance? How does that impact the investor vs. end-user ratio? Any experiences on how amenities truly affect investor ROI?
Pride Pegasus — been looking at this completed project for a while now. I'm seeing prices around ₹1.09 Cr–₹2.37 Cr. Is the capital appreciation actually good post-completion, or just average? Log bolte hain ki completed projects ka growth limited hota hai. What's the realistic rental yield for a 2BHK there? Also, investor ratio vs end-user mix kaisa hai? Don't want to buy into a ghost society with low demand later. What's the scene for exit strategy in 5-7 years?
Pride Pegasus — completed project matlab sirf structure khada karna nahi hota. I bought a 2BHK here last year for investment, thinking ready-to-move hai toh headache kam hoga.
