Ghaziabad, Radha Homes dekh raha hoon. Rent se pak gaya, finally apna ghar lena hai. Completed project hai. Amenities ka real feedback chahiye. Gym, pool sab paper pe achha lagta hai, but use kitna hota hai? Society ka vibe kaisa hai, kids ke liye play area hai kya?
Kya Aradhaya Dwarka City aur Radha Homes ke advertised prices mein actual difference itna hi hai, ya builder extra charges mein game kar jaate hain? I'm in real estate myself, but jab khud ke liye property dekho toh sab jhoot lagta hai. Radha Homes ka 32-50L range sunke lagta hai kaafi affordable hai, but total cost of ownership mein kya kya hidden hota hai? Stamp duty, registration, and especially PLC, kitna add ho jaata hai? Aradhaya Dwarka City thoda high-end hai, around 81L, but wahan bhi kya real per sqft rate wohi hai jo batate hain ya fir super area vs carpet area mein confuse karte hain? I'm looking at a 5-year appreciation perspective too. In dono mein se kaunsa project Ghaziabad mein better investment banega for long term? Yaar, yeh hidden costs ka chakkar dimaag kharab kar deta hai.
My 2BHK in Indirapuram has appreciated 15% in the last three years. Now, I'm thinking of investing in Radha Homes, Ghaziabad. Price range ₹32L-₹50L for a completed project sounds okay, but I'm looking at ROI. Kya actual capital appreciation itna hoga jo numbers dikhate hain? Aur rental yield kitna mil jaata hai yahan? Already have a home loan, so liquidity and resale market is a big concern. Is it easy to exit this project in 5-7 years? What's the real picture?
Okay I'll be honest — I completely underestimated how confusing this process is. Ghaziabad mein VXL French Arcade aur Radha Homes mein se kaunsa better hai? Radha Homes ka budget sahi hai, but VXL ka resale market aur carpet area efficiency kaisa hai? Rental potential bhi batao.
