Since last Diwali, I've been eyeing properties in Noida, and Rajesh (null) project has come up. I work in real estate, but buying for myself is a whole different ballgame, yaar. I know the super area vs. carpet area games builders play. For ₹96.65 L–₹1.07 Cr, are the 2BHK/3BHK layouts genuinely efficient? Matlab, carpet area kitna mil raha hai, honestly? I'm worried about wasted space. Plus, anyone who took possession recently, what was your experience like? Did you find any major discrepancies ya hidden issues after moving in? Society ka vibe kaisa hai? Friendly ya isolated? Looking for genuine resident feedback, not brochure talk.
My budget is set for an investment property, around ₹1 Cr, eyeing Rajesh (null) in Noida. I've seen this pattern before, pre-launch pricing was good, but current appreciation seems... slow? From my experience, resale market kitna liquid hai, especially for a project with this investor ratio? Not sure about exit strategy in 5 years. Kya bolte ho log?

₹98 lakh quote mila hai Rajesh ke Greater Noida project mein 2BHK ke liye. Investment ke liye dekh raha hoon, but confused hoon capital appreciation kitni expect karu. Rental yield ka bhi idea nahi. Builder ka track record kaisa hai, time pe deliver karte hain kya? Resale market mein liquidity kaisi hai? Parents bol rahe hain carefully dekh, main abhi bhi unsure hoon.
