Super area vs carpet area games are the biggest rip-off, especially when you're buying for yourself. I'm looking at Rawat Homes in Delhi, the ₹30L-₹4Cr range is wide but I'm trying to figure out the actual livable space. Builders don't make it easy to compare. Kitna difference hota hai between what they quote and what you actually get? Also, maintenance charges ka kya scene hai wahan? Real figures, not brochure numbers. Noise levels aur air quality ka bhi batao, please. I know the tricks but buying for family is different.
My possession was in March for my current flat and it was quite a mess. Now I'm looking at Rawat Homes for an investment, price range ₹30L to ₹4Cr. Since it's completed, I'm really curious about their builder's track record. Did they deliver on time for other projects? What was the actual possession experience like for buyers? Also, is there active secondary market for resales here?
Rawat Homes ka resale market Delhi mein overhyped lagta hai. I'm based in Dubai, can't visit. Everyone talks capital appreciation, but investor-end user ratio ka kya? Agar mostly investors hain, toh future mein kon khareedega? Ghost society risk lag raha hai. Mera exit plan kya hoga? Change my mind.
Rawat Homes ka completed project hone ka hype bohot hai, but I think most investors overlook its actual resale challenges. I'm currently in a 2BHK in Dwarka, eyeing a 3BHK upgrade or villa, and Rawat Homes seems promising on paper. But is the capital appreciation real ya just general market rise? Koi batao, iska actual resale market kitna liquid hai? Matlab, investors ka ratio kitna hai? Don't want to buy into a 'ghost society'. Already have a home loan, so I need solid ROI. Is the price jump worth it? Change my mind.
Rawat Homes feels like a big step for my first property. The brochure looks amazing, but I'm worried about real-life livability. Are the amenities actually functional, or just for show? And how's the area for daily needs like schools and markets? Honestly, not sure if it's genuinely a good place or just good on paper.
