Got possession of my flat in SAP Rise Residency in March, and honestly, thoda confused hoon. Builder ne jo construction quality dikhayi thi site visit pe, abhi lag raha hai utni solid nahi hai. Kuch minor cracks dikhne lage hain already, aur fittings bhi loose ho rahe hain. Isse resale value pe kitna impact aata hai long-term mein, especially for investors like me? Matlab, tenant attract karne mein dikkat hogi kya? Aur maintenance charges jo charge kar rahe hain, uska value for money bilkul nahi lag raha. Security guards bas gate pe dikhte hain, visitor management kaafi weak hai. Power backup bhi common areas tak hi hai, flat mein nahi milta. Kya yeh sab expected hai Noida mein ya I should push the AOA more for better services? Aapka kya experience hai, amenities aur quality ke liye premium pay karna worth it hai ya bas hype hai?
What's the ground reality of construction quality and amenities in Noida projects for investors? I'm based in Dubai, can't do site inspections myself. For SAP Rise Residency, does the build quality (cracks, seepage) hold up after a year? Aur promised amenities, jaise clubhouse ya green areas, are they actually maintained or just brochure stuff? Maintenance charges ka kya scene hai? Is it value for money for tenants? Investor ke liye resale value aur tenant attraction pe kitna impact aata hai from these things? Need property manager friendly insights.
Since January I've been shortlisting flats in Noida, fed up of my landlord raising rent again. SAP Rise Residency ka ₹48L ka 2BHK dekh raha hu. But ek thing I noticed, actual carpet area often feels way smaller than super area. Buyers ko kya check karna chahiye for this? Aur maintenance charges kitne hote hain after possession?
