Satguru Homes Floors 8

Since January I've been eyeing Satguru Homes Floors 8. I work in real estate, but honestly, buying for myself is different. The price tag is 4.25-7 Cr, but I'm not seeing the rental yields they promised. Is the resale market for these independent floors really that liquid? I'm worried about getting stuck.

Under-construction projects always make me nervous, honestly. I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK. Already have a home loan, so trying to be super careful. Satguru Homes Floors 8 is ready-to-move, which feels safer for possession risk. But then there's Ivory Court 4; not sure about its actual timeline or carpet area efficiency. Is the premium for a ready flat at Satguru worth it over the uncertainty of Ivory Court? Also, what about the total cost of ownership differences, including all the hidden charges post-possession?

What's the real scene with carpet area versus super area for these Gurgaon projects? I'm looking at DLF Privana West, but delivery delays always worry me. Satguru Homes Floors 8 is ready, so no possession risk. But total cost of ownership, including registry and PLC, kitna different hoga? Builders ka carpet area game toh pata hai, but end user perspective kya hai?

Already have a home loan, so the EMI will be a stretch. I've been looking at Ashley Estate Floors 7, jo ₹3.70 Cr tak mil raha hai, aur Satguru Homes Floors 8, jo ₹4.25 Cr se ₹7 Cr tak jaa raha hai. My main concern is carpet area efficiency. Builders show huge super areas, but actual usable space kitna milta hai? Is the premium for Satguru Homes justified for more usable space? Ya phir, is it just inflated pricing? Not sure if the price jump makes sense for a 5-year appreciation. What's the real ROI in these projects, especially with stamp duty and all? Any experiences with either builder on actual carpet area delivery?
