Dwarka sector 19 — Satyam Apartment pe invest karne ka soch raha hoon. Mera abhi 2BHK hai aur 3BHK upgrade karna hai, mostly for investment. Completed project hai toh delivery ka issue nahi hai, but builder ka past track record kaisa hai? Current prices ₹1.35-2 Cr dikha rahe hain. Launch se ab tak kitna appreciation hua hai? Long-term ROI ka kya scene hai? Exit strategy ke liye buyer mil jaate hain kya easily? Thoda confused hoon.
Honestly, I'm regretting my Satyam Apartment buy. Based in Dubai, I can't check ground reality. Price appreciation toh dikh nahi rahi. Resale market kaisa hai? Koi exit strategy suggest karo, please.
I'm based in Dubai and eyeing Satyam Apartment in New Delhi for investment, the completed one. Brokers are quoting decent rental figures for a 2BHK there, but honestly, I'm skeptical. Is the actual rental yield really hitting 3-4% net after expenses? I can't do a site inspection myself, so need ground truth from you all. Also, for a completed project, what's the capital appreciation trend been like? Resale market kitna liquid hai if I need to exit in 5-7 years? Managing from abroad is a big worry; reliable property managers for tenant issues and legal help for power of attorney are crucial. Kya kisi ne wahan invest kiya hai? What's your experience with actual returns and liquidity?
Satyam Apartment ki hype zyada hai, real living experience ka pata nahi. I'm currently in a 2BHK near Dwarka, thinking of upgrading to a 3BHK here. But is it genuinely good to live daily? Schools, markets, community vibe kaisa hai? Brochure mein sab sahi lagta hai but real mein kya scene hai? Already have a home loan, so need to know if the price jump for a 3BHK is worth it. Sab bolte hain great hai, but mujhe doubt hai. Change my mind.
Did some research on New Delhi properties this weekend and honestly, it's a maze. Fed up of renting yaar, my landlord just hiked rent again. Thinking of finally taking the plunge. I'm looking at Royal Kingdom Homes, which is ongoing, and Satyam Apartment, which is completed. Royal Kingdom Homes mein under-construction ka risk lena worth it hai kya? Matlab, appreciation potential shayad zyada ho but delay ka darr bhi hai. Satyam Apartment ready-to-move hai, toh at least hidden costs kam honge aur immediate possession mil jayegi. But iski 5-year appreciation kaisi hogi? Total cost of ownership bhi dekhna hai. Satyam mein stamp duty, registration toh clear hoga. Royal Kingdom Homes mein toh PLC, interiors ka alag headache hoga. For a first-time buyer like me, which one makes more sense for long-term investment, say 5 years? Any thoughts?
