Shri Radha Aqua Garden

Did a site visit to Shri Radha Aqua Garden last Saturday. It's a completed project, prices are around ₹74L to ₹1.3 Cr for a 3BHK. I'm currently in a 2BHK and looking to upgrade, maybe as an investment property. My main concern is the capital appreciation. Has anyone tracked its price movement since launch? Also, what's the realistic rental yield here? Heard some areas have high investor ratios. Does that make the resale market slow later? Not sure if this premium is justified for long-term ROI.

Is Jain Homes Phase 1's super low price per sqft actually a red flag? I'm so done with renting, finally taking the plunge in Noida Extension. Everyone glorifies Shri Radha Aqua Garden for its 'premium' feel, but nobody talks about the real carpet area efficiency. ₹20-25L for Jain Homes sounds great, but I'm worried about usable space. Aur society formation, RWA quality in these completed projects, kitna matter karta hai for daily life? Does cheaper mean constant maintenance issues? Change my mind. Disagree? Tell me why.

The real capital appreciation for completed projects is always less than what builders claim. I'm checking out Shri Radha Aqua Garden in Noida Extension for investment, the ₹74.12 L–₹1.32 Cr range. I'm in real estate myself, but for my own investment, I need ground reality, not sales pitches. Kya kisi ko pata hai iska actual appreciation kitna hua hai since launch? Brochure figures toh marketing hotey hain. And what about the resale market? Is it liquid enough for a decent exit in 5-7 years? Also, is the rental yield actually good enough to cover EMI, ya bas naam ka hai? Don't want to get stuck in a ghost society with too many investors. Any actual buyer experiences?

₹90 lakh for a 3BHK at Shri Radha Aqua Garden is a big jump for me. I'm currently in a 2BHK and thinking of upgrading. Jo log wahan rehte hain, daily life experience kaisa hai? Is it genuinely good to live, ya sirf ads mein achha lagta hai? Aur society ka vibe kaisa hai? Maintenance charges kitne aate hain monthly? Not sure if the premium is justified.
