Currently in a 2BHK. Thinking of upgrading. Supertech Neerajanil's carpet area seems better. But Shubhkamna Apartments is ready to move. Is the registry process smooth there?
Fed up of renting, landlord raised rent again! I'm looking at Noida. Dridha Homes is tempting with its price (₹30-45L), but it's under construction. Shubhkamna Apartments is ready, but carpet area seems less. Is the risk of delay in Dridha worth the lower price? What's the real story on possession timelines, guys?
Currently in a 2BHK in Sector 75, Noida and thinking of upgrading. Visited Supertech Neerajanil. Brochure mein toh pools dikhaye the, but site pe construction quality wasn't impressive. Heard Shubhkamna Apartments have better resale value, but amenities kam hai. Is the price jump worth it for Neerajanil's 'luxury' when the actual construction seems average? Already have a home loan, so EMI matters a lot. Anyone else faced this? Am I the only one who thinks so?

From my experience, Amrapali Silicon City's advertised rate is misleading. The PLC charges and hidden costs add up. Shubhkamna Apartments, while older, seems more honest about the final price. I've seen this pattern before. Has anyone else faced this with Amrapali? Also, what's the carpet area efficiency like in Shubhkamna? Not sure if it's worth the risk vs a ready-to-move place. Honestly, I'm confused between Sunworld Vanalika and Shubhkamna Apartments. Vanalika is ready to move, toh possession ka risk nahi hai. But Shubhkamna ka price kam hai. Is Vanalika worth the extra cost considering better carpet area efficiency? Also, resale value kiski achi hogi after 5 years? Ab samajh nahi aa raha.
Parsvnath Prestige vs Shubhkamna Apartments... I work in real estate, so I know what builders don't tell you. I'm looking at both these Noida options. Parsvnath is completed, which is a plus, but are you really paying a premium just for OC? Is it worth it? Shubhkamna Apartments, I know less about. Carpet area efficiency in Parsvnath...kya scene hai? Heard super area vs carpet area games are strong there. Honestly not sure which way to go. Has anyone lived in either? Since January I've been trying to decide between Shubhkamna Apartments and 3C Lotus Panache. I work in real estate, so I know the builder game, but buying for myself is different, right? Everyone glorifies Lotus Panache, but nobody talks about the PLC charges that add up. Honestly, the price per sqft is way higher than advertised once you factor that in. Shubhkamna is older, I know, but the carpet area efficiency seems better. More usable space, less super area BS. And honestly, possession risk is lower. Ready to move hai. Lotus Panache is still under construction, and delay ka toh scene rehta hi hai. Am I missing something big here? Change my mind.
