Been tracking Noida for a year now, especially completed projects. I'm based in Dubai, so can't do site visits easily. Looking at Shubhkamna Masters Villas. At ₹3.74 Cr, what's the actual rental yield people are seeing? And for resale, is there any liquidity? Worried about long-term exit strategy and capital appreciation.
Okay I'll be honest — I'm totally confused between two properties in Noida. My budget is around ₹3.5-4 Cr for a 3BHK. I'm looking at Spring Homes (ongoing) and Shubhkamna Masters Villas (completed). Spring Homes ka price range ₹1.14 Cr se ₹5.05 Cr tak hai, aur Shubhkamna Masters Villas ka ₹3.74 Cr. Under-construction ka risk factor bohot high lag raha, especially possession delays aur quality issues. Shubhkamna Masters Villas ready hai, so registry aur hidden costs ka idea better hoga. But Spring Homes mein shayad appreciation potential zyaada ho? Parents bol rahe ready-to-move lo, but ROI ka bhi sochna hai. What's the real total cost of ownership for completed vs ongoing projects? Should I trust an ongoing project for a first home, ya ready-to-move hi lena chahiye for peace of mind? Community, help me decide!

Carpet area kitna milta hai in each? Honestly can't do a site inspection myself right now. Is the extra cost of Masters Villas worth it for the ready possession and avoiding construction risk? Or should I take the gamble with the Apartments? Need a property manager eventually. Rental potential kya rahega dono mein? Which one would attract better tenants, considering I'm not even there to manage things? Koi power of attorney bhi lagta hai kya for all this? So much confusion!
