Budget finalised, loan pre-approved – ab Sidhyansh Madhuban Enclave pe atka hoon. ₹26-40 lakh ka price point theek lag raha for a 1/2 BHK in Noida Extension. Main investor perspective se dekh raha hoon, toh builder ka delivery track record sabse important hai. Sidhyansh ka past record kaisa hai, especially on-time possession ke liye? Market mein speculation bohot hai but actual ground reality kya hai? Kisi ne pehle inke projects mein invest kiya hai aur kya time pe possession mila? Capital appreciation ka kya scene hai? Is price range mein kya hum 8-10% annual appreciation expect kar sakte hain? Aur sabse important, iski resale value ka kya lagta hai 5-7 saal mein? Kahin ghost society na ban jaye, end-user ratio kitna hai? Koi data hai ispe?
The price difference between projects in Noida Extension is just wild, honestly. I'm currently in a 2BHK in Sector 121 and thinking of upgrading to a 3BHK. Already have a home loan, so EMI's a big factor for me. I'm looking at Sidhyansh Madhuban Enclave, seems ready-to-move and super affordable. But then there's ATS Greens I, which is ongoing and way pricier. Is that premium justified? For someone like me, is the under-construction risk with ATS worth it for better appreciation in 5 years? Or should I just go for the ready option like Madhuban and save on EMI? What's the real price per sqft like in ATS after all the hidden charges and PLC? Any thoughts on which is the smarter move for a family upgrade?
Honestly, I underestimated this process. Sidhyansh Madhuban Enclave mein investment. Capital appreciation kaisa? Builder ka track record kya? Rental yield kitna?
