Selling our big family home is almost done, and now we're serious about finding a compact flat. We're looking at Signature Global City 81 in Sohna. My wife and I don't need a huge place anymore, just something manageable with good society. Is the community there friendly for older folks? Are the elevators reliable? Also, what are the actual maintenance charges like? And how's the neighbourhood? We need easy access to a good hospital nearby. Is it genuinely good to live there daily, or just looks good on paper?
Sector 81, just moved into Signature Global City 81 last month. Possession ke baad things look okay, but I'm trying to figure out the actual ROI here. I bought my unit for around ₹1.1 Cr. What's the real rental yield people are getting? My broker told me ₹25k-30k possible, but that seems a bit high. Also, capital appreciation ka kya scene hai? Not sure if prices will go up much more from here. Resale market kitna liquid hai, anyone tried selling already?
Visited Signature Global City 81 last week. Honestly, everyone glorifies amenities like clubhouses, but nobody talks about actual construction quality. Cracks after a year? That's a direct hit on resale for investors. Maintenance charges bhi sky-high, service quality utni nahi. Builders over-promise on amenities, under-deliver on basics? Change my mind.

Then there's Surendra Home 57, ongoing, but it's a much bigger jump at ₹2.8 Cr. That's a huge commitment for an under-construction project, not sure if that premium for the villa is worth the wait or potential delays. What are people's experiences with ongoing projects in Sohna lately? Is the under-construction gamble worth it for something like Surendra Home 57, or should I just stick with a completed project like Signature Global for peace of mind? Really need some honest opinions on the possession status risk.
