Under-construction risk is completely overblown in my opinion for some builders. I'm fed up of renting, landlord ne phir rent badha diya. Looking at Future Aviana and Sobha Sentosa Phase 2. Both are ongoing. Future Aviana ki possession dates kitni realistic hain? Sobha ka track record better lagta hai. But is that higher price justified for 5-year appreciation? Ya Future Aviana mein entry point better hai for ROI?

Kya kisi ne Sobha Sentosa ka latest video dekha hai? East Bengaluru mein Panathur Road pe hai, Singapore-themed bol rahe hain. Looks quite good, amenities bhi mast hain. Phase 2 ka delivery Dec 2026 hai. But Sobha Limited ke saath kisi ka experience kaisa raha hai? Time pe possession dete hain ya delays hote hain? Construction quality kaisi rehti hai generally? Any thoughts on their track record?
