I'm currently in a 2BHK and looking at Surya Apartment vs. CHS Independent Apartment for a 3BHK in New Delhi. What I'm realizing is the huge difference between carpet area and super area. CHS, being completed, lists a clear carpet area, but some discussions on Surya Apartment make me wonder about their actual usable space once walls are up. It's not just the per-sqft price, but what you *actually* get. Also, for CHS, the immediate possession is good, but what about the total cost of ownership? Beyond the ₹90L, how much did stamp duty, registration, and initial maintenance hit you for? Are there any hidden charges I should watch out for that don't appear until closing? For Surya, if it's under construction, what's the actual risk of delays? Any experiences with either project's builder? I already have a home loan, so justifying the premium means every rupee counts.
