As investors, it's crucial to evaluate these opportunities early, even with limited details. What we know: it's a 2 BHK with a built-up area of 900 sqft, priced between ₹3,240,000 and ₹4,500,000, averaging ₹3,600 per sqft. For a 2BHK in New Delhi, 900 sqft built-up is a reasonable size, suggesting potential for well-designed layouts and space optimization. However, the absence of carpet area details makes it hard to assess true space efficiency. Investors should always push for carpet area figures to understand how much liveable space they're getting for their money. The entry price point of around ₹3,600 per sqft appears competitive for New Delhi, which could offer decent capital appreciation potential if the location proves strategic and the development progresses well. The wide price range for a single configuration indicates variations in unit specific features or floor levels. A significant point for investors is the 'RERA: N/A' status. This is a considerable risk factor for an upcoming project and impacts investor confidence and project transparency. While the price might seem attractive, the lack of RERA registration demands extreme caution regarding project timelines and delivery. My take: While the unit size and average price per sqft present an interesting entry point for capital appreciation, the lack of RERA registration and clear carpet area figures are major concerns. Investors considering Swaraj Homes Vande Matram Apartment need to perform extensive due diligence on the builder's track record and future RERA plans before committing.

Since January I've been shortlisting flats in New Delhi for investment. I'm based in Dubai, so site visits are tough. Comparing DDA Tara (completed) and Swaraj Homes Vande Matram (upcoming). Swaraj Homes ka possession risk kitna hai? Rental potential kis mein better hai? Also, DDA ka builder trust factor kaisa hai versus Swaraj Homes? Need genuine advice.
