Lotus Panache looks good, but it's under construction. Jaypee Boomerang Residencess is ready. Isn't it better to avoid delays and just move in? What's the OC status in Lotus Panache?
Since January I've been trying to decide between Shubhkamna Apartments and 3C Lotus Panache. I work in real estate, so I know the builder game, but buying for myself is different, right? Everyone glorifies Lotus Panache, but nobody talks about the PLC charges that add up. Honestly, the price per sqft is way higher than advertised once you factor that in. Shubhkamna is older, I know, but the carpet area efficiency seems better. More usable space, less super area BS. And honestly, possession risk is lower. Ready to move hai. Lotus Panache is still under construction, and delay ka toh scene rehta hi hai. Am I missing something big here? Change my mind.
Just moved into Parsvnath Prestige. Possession was smooth, unlike what I hear about under-construction projects. Seeing the carpet area now, feels much better value than Lotus Panache despite the higher initial price tag there. Anyone else feel Prestige offers better usable space per rupee? Worried about long-term maintenance in Panache. Is the PLC worth it for the 'luxury' tag? Should I have considered Panache more seriously? Has anyone else faced this dilemma?
Landlord ne phir rent badha diya, socha EMI hi better hai. I'm looking at Shivkala Apartment vs The 3C Lotus Panache. Panache mein amenities zyada hain, but Shivkala is slightly within budget. Carpet area efficiency mein kaunsa better hai, kisi ko pata hai? Also, resale value wise, which one would be a safer bet for long term ROI? Confused, help me decide!
Currently in a 2BHK in Sector 75, thinking of upgrading. I'm looking at The 3C Lotus Panache and Lotus Height. Both seem nice, but is the price jump worth it? Panache ka price is almost double! Heard the super area in Lotus Panache is misleading; carpet area kam hai compared to what they claim. Anyone faced this? Also, possession status is key for me. Don't want to get stuck with another under-construction project like my friend did. Which one has a better track record of on-time delivery? Finally, metro connectivity is important. Sector 75 is pretty good already. Will these projects offer the same or better? Koi bhi insight milegi toh sahi hai. Already have a home loan, so EMI is a big factor. Anyone else looking at these? Any tips?
Currently in a 2BHK in Sector 75, thinking of upgrading. The 3C Lotus Panache looks good, but that price jump! Almost double what I paid earlier. Shivkala Apartment is less expensive. Is the extra space and 'luxury' in Lotus Panache worth it? Matlab, amenities wise, Lotus Panache mein zyada dikhta hai brochure mein, but kitna actually use hota hai? Carpet area efficiency bhi dekhna hai. I don't want to pay for space I can't use. Also, resale market mein kaunsa better rahega after 5 years? Already have a home loan, so EMI bhi dekhna hai. Anyone has experience with either project? Tell me your thoughts.
Okay, I'm based in Dubai and looking at property in Noida. Can't really do site visits easily, so need your help. I'm considering The 3C Lotus Panache. Looks good online, but what's the real carpet area like? Advertised rate vs what you actually pay, kitna difference hota hai? Also, someone mentioned Shubhkamna Apartments are cheaper, but are they worth it for rental income? I need a property manager sorted too. Which one is better for 5-year appreciation, considering metro connectivity? Honestly not sure which way to go. Anyone got experience with these projects? Need a solid investment. Power of attorney ka scene bhi bata do. Koi fraud toh nahi hoga na? I need some advice guys!
**Carpet area matters most at my age.** Pratishtha Homes seems spacious, but expensive. Lotus Panache is cheaper, but cramped? Kids are gone; don't need amenities. What's the resale value? I'm confused!
Just moved into Noida, and honestly not sure about property valuations. Lotus Panache is around ₹2.6 Cr, but Jaypee Boomerang is almost ₹5.7 Cr. Is it *really* worth double? Boomerang is ready to move, which is a huge plus, unlike the under-construction gamble. Panache has better green space, I think. The location is similar though. Higher maintenance costs for Boomerang, I assume? What's the community think? Which one would you pick and why?
Fed up of renting, finally taking the plunge in Noida. Lotus Panache is cheaper, but Boomerang is ready to move. Is OC worth the extra cost? Which one for family?
