Since January I've been eyeing UKN Miraya Rose, thinking about investment. Builder ne bola tha 5-6% rental yield easily aayega, but market checks say it's barely 3%. Iska resale market bhi utna liquid nahi lag raha, honestly. My parents keep saying check builder's track record properly. Anyone else faced this gap with their ROI expectations?
Just moved into UKN Miraya Rose last month, and honestly, thoda worried hoon. Brochure mein sab top-notch laga tha but abhi se walls mein hairline cracks dikh rahe hain, aur ek bathroom mein minor seepage bhi hai. Builder ko bola hai, they're looking into it, but I'm thinking long-term. Does this affect future resale value a lot, ya log adjust kar lete hain? Maintenance charges bhi kafi high hain, ₹5000+ per month, but services ka quality utna dikh nahi raha. Is this common for new projects in Bengaluru after just 2-3 months? Yaar, yeh sab issues toh tenant attraction pe bhi impact karenge, right? Anyone else faced similar construction quality issues soon after possession? Kaise handle kiya, any advice?
The amenity promises in Bengaluru projects are often just marketing. UKN Miraya Rose's brochure looked good. Are clubhouses used, or just ghost facilities? Is high maintenance worth it? We need real usability.
