Uppal Plumeria Garden Estate mein invest karne ka soch raha hoon, but current pricing pe thoda doubtful hoon. I'm based in Dubai, so can't do site visits easily. Completed project hai, but has it really appreciated much since launch, ya bas flatlining hai ab? Builder ka track record kaisa hai RERA compliance ke liye across projects? I need to know the real long-term capital appreciation potential and any legal red flags. Rental management bhi ek concern hai.
Just got possession of my 3BHK in Uppal Plumeria Garden Estate last month, around March. Honestly, I'm a bit surprised by the occupancy. Kaafi flats khaali dikhte hain, ya rent pe hain. Lagta hai end-users kam hain yahan, mostly investors hi hain kya? I'm looking to rent out my 2BHK now. Brokers are quoting around ₹25-30k for a semi-furnished 3BHK here, which is lower than meri initial expectation of ₹35k. Is this rental yield realistic for Noida Extension, ya brokers lowball kar rahe hain? Also, jab liya tha, I was expecting a decent capital appreciation, but abhi market thoda thanda lag raha hai. What's the long-term outlook for appreciation here? Am I overthinking the end-user ratio, ya it's a real issue for future resale?
Is Uppal Plumeria Garden Estate's resale market as liquid as they claim? I'm in Dubai, can't check ground reality. Builder ka track record with all approvals, especially OC/CC for this project, sahi hai ya koi issue hai? Don't want to get stuck with low end-user demand, ya ghost society ka scene. Iska real investor-to-owner ratio kya hai?

Completed project hai, but jo log wahaan rehte hain, sachi mein kaisa hai daily life? Amenities jaise pool, park, gym... kya woh properly maintain hote hain? Aur kids ke liye community vibe kaisi hai, safe feel hota hai? Around ₹2 Cr budget hai, is it genuinely a good family home? Schools aur hospitals paas mein hain kya? Thoda confusion hai.
