Noida's completed projects often hide their true ROI potential. I'm looking at Vihaan Vista, seems like a decent option in the ₹26-60L range. Currently in a 2BHK in Sector 78, thinking of upgrading for better rental income and capital appreciation. But not sure if Vihaan Vista ka rental yield kitna hai actually. What's the investor to end-user ratio there? Ghost society ka darr lagta hai. Is the price justified now, ya pre-launch mein hi sara upside chala gaya? Already have a home loan, so EMI pe bohot load nahi chahiye.
Is Vihaan Vista really as livable as the brochures claim, or is it mostly super area games? I'm looking at a 2BHK there, for myself this time, not a client. I know what builders don't tell you about carpet area. Are the amenities actually functional, or just for show? Especially the gym and common areas. Also, what's the noise like? I've heard mixed things about daily life quality in completed projects around that price point. Any genuine insights on carpet area efficiency and the actual usable space would be great. Thinking about a mid-floor unit.
