Ready to move is always better than under construction, right?

Ajnara Ambrosia vs AVP AVS Orchard... I'm confused. Ambrosia is ready, right? AVS Orchard bhi ready to move hai, but it's pricier. Is it worth paying extra for AVS Orchard? Carpet area wise, kya scene hai? Honestly not sure which one gives more space. Also, maintenance charges ka kya hisab kitab hai? Has anyone lived in either? My parents keep saying ready possession is safer, but is the ROI better?

Finally buying in Noida, confused between 2 projects!

Okay I'll be honest -- I'm fed up of renting. Finally taking the plunge. I'm looking at Ajnara Ambrosia and AVP AVS Orchard. Ambrosia is completed, but AVS Orchard is ready to move. Is it worth paying more for ready possession in AVS? Carpet area efficiency mein kaunsa better hai? Also, kya kisi ko pata hai about the maintenance charges in both? My budget is around 1.2 Cr. Any advice?

Ready to move is ALWAYS better than under construction.

AVP AVS Orchard looks good, but honestly, the price jump compared to something like Reserve Bank Aashiana Apartments is huge. I need at least a 3BHK for the kids, and my wife's priority is a safe, established neighborhood. Is the extra space in AVP really worth the extra EMI? Plus, Aashiana is already built and OC received. Change my mind. Possession risk is something I can't afford right now. What is the appreciation potential though?

AVP AVS Orchard is a resale trap, avoid it.

Honestly, I'm looking at both Capital Ultratechomes Aryavan Residency and AVP AVS Orchard. But AVS Orchard's resale prices are crazy high. I work in real estate so I know the super area vs carpet area games they play. AVS Orchard claims luxury but the carpet area efficiency is bad, matlab you pay a lot for less usable space. Aryavan Residency seems better for actual living, even if it's smaller. Plus, AVS Orchard's maintenance charges are insane; heard stories of unexpected PLC charges even after OC. What's the actual ROI on these? Anyone else feel AVS Orchard is overhyped? Should I just stick with something more affordable like Aryavan? What are your experiences with society maintenance in Orchard?
