I'm tired of rent. East Sapphire is ready, but Ivory County is tempting. Is paying more for under-construction worth it? What about resale value later, bhai?

Guys, I'm so confused! Noida mein ghar dekh raha hoon. Panchsheel Pratishtha aur ABCZ East Sapphire, dono ready to move hain. Which one is better, yaar? ABCZ is cheaper, but is it worth it? I mean, what about the carpet area? Panchsheel looks a bit more spacious in the photos, but photos can be deceiving, right? Has anyone actually lived in either? Also, what about resale value in 5 years? Which one will give better ROI? My parents are saying location matters most. What do you think? Mujhe advice chahiye. I don't want to make a mistake, bhai. I'm finally taking the plunge after 10 years of rent wasted, fed up of landlord hikes. I'm thinking ABCZ East Sapphire because it's ready to move, and my EMI vs rent math makes sense.
