Kids have moved out, and honestly, our big house feels too much now. We're seriously looking at Allure Floors Four in Mohali, saw a 3BHK for around ₹4.5 Cr. I'm trying to gauge the *actual* daily living experience there. Brochure looks good, but is it genuinely a comfortable home? Specifically, are the lifts reliable, and how's the common area maintenance? Heard some societies struggle with that. Also, the carpet area for a 3BHK there... is it efficient? Don't want wasted space. And how far is a good multi-specialty hospital? That's crucial for us. What's the real monthly maintenance bill? Any current residents can share their honest take on these things? Am I overthinking it?

Allure Floors Four mein capital appreciation toh bilkul nahin dikh raha. Main toh real estate mein hoon, but apni ₹4.5 Cr investment pe market movement nahin hai. Resale ke liye buyers milna mushkil ho raha hai. Is project mein exit strategy kya banayein, samajh nahin aa raha. Kisine real investor experience kiya hai?
₹4.50 Cr for a Sohna floor? I'm in real estate but buying for myself is a whole different ballgame. Everyone glorifies Allure Floors Four ka premium tag, but no one talks about the actual price per sqft reality compared to Corona Optus. Both are ready, but Allure ki pricing seems like pure investor play. For that price, isn't the investor ratio too high? Kya ghost society ka risk nahi hai? I feel Optus, being more end-user focused at a reasonable entry point, will actually give better 5-year appreciation. Disagree? Tell me why.
