₹78 lakh for a 2BHK in Ghaziabad feels high, but I'm fed up of renting now. Finally taking the plunge, considering Apex Buildcon The Florus. Unsure about their clubhouse and green areas. Builder tour mein toh sab mast dikhate hain, but real mein kitna use hota hai? Does a fancy clubhouse actually attract good tenants ya bas extra maintenance charges hain? Also, open green spaces, are they properly maintained for long-term resale value? Yaar, anyone living there, please share your experience. Is it worth the premium?
Possession was in March for my Apex Buildcon The Florus flat, and honestly, I'm still adjusting to the reality versus what was shown. The brochure made the green areas look massive, but they're mostly small, manicured lawns, not really for a proper evening stroll. The clubhouse is there, yes, but the gym equipment often seems out of order, and the swimming pool was closed for repairs for weeks after we moved in. Feels like they just built it to tick a box. Are these common issues in Ghaziabad societies? Maintenance charges are quite high, and I'm just not seeing the value for some of these underutilized facilities. What's been your first-hand experience with amenity usability in your societies?

It's a completed project, price range is ₹1.80 Cr–₹3.25 Cr, which is a big amount for me. I'm so fed up of renting yaar. Is it genuinely good for daily living with family, ya sirf paper pe accha lagta hai? What's the actual scene with neighbourhood quality around Florus? Schools, hospitals, daily market access... kitna convenient hai? And most importantly, maintenance charges kitne aate hain monthly? Log kehte hain completed projects mein hidden costs bahut hote hain. EMI vs rent math is already stressing me out, don't want more surprises after moving in. Please share your real experiences.

Society mein amenities dikhane mein toh sab badhiya tha, but actual mein kitne kaam aate hain? Kids play area theek hai, par clubhouse kaafi under-utilized lagta hai. Maintenance charges bhi kaafi high lag rahe hain for what we get. Kya sabka experience aisa hi hai?
