Budget finalised, loan pre-approved — now stuck on which project. I'm looking at Arenaa Heights The Ultima 107 in Greater Noida. Builder ka track record theek lag raha hai but I'm worried about daily living. Kya yahan amenities genuinely useful hain ya bas show-off ke liye? Like gym, club house... are they well-maintained and actually used? Also, floor plan aur carpet area ka kya scene hai? Does a 2BHK feel spacious enough? First-time buyer hoon, honestly confused. Koi real resident experience share karega?
Was supposed to get possession for Arenaa Heights Ultima 107 by now, but it's delayed again. I'm based in Dubai, can't check ground reality easily. What's the real status on project delivery? Is anyone else facing this? Are they RERA compliant? I'm worried about my investment.

Location-wise, Sector 81 seems well connected to NH-48 and Dwarka Expressway. Video mein strong rental demand aur appreciation potential ki baat kar rahe the. I'm thinking about it for long-term investment. Kya pricing makes sense for a good ROI? Koi experience hai yahan property mein?

Eldeco is obviously way more expensive, so is the price jump worth it? What do you think about the carpet area efficiency in both? Which one gives you more usable space, bhai? Also, has anyone experienced the actual maintenance charges in Eldeco? Heard they can be quite high. I'm already have a home loan, so ROI is important. Which one would be better for 5-year appreciation, guys? Mujhe advice chahiye.
