Loan finally approved, but choosing a project in Ghaziabad is giving me serious headaches. Yaar, everyone talks about these fancy amenities builders promise, especially in places like Arocon Golf Ville. Honestly, is anyone actually *using* those huge clubhouses ya swimming pools? Or are they just for brochure photos? I'm seeing so many projects where the maintenance charges are sky-high, but the facilities are either broken, badly kept, or just empty. Specifically Ghaziabad mein, what's the ground reality? Should I really pay extra EMI for a gym that's always empty or a pool jo kabhi saaf hi nahi hota? My parents keep saying 'amenities pe mat jao, basic cheezein dekho'. I feel like it's a huge waste. Change my mind, please. Is it just me, or are these amenities mostly a marketing gimmick?
Did a site visit to Arocon Golf Ville last week. Honestly, brochure accha hai, but site pe construction quality dekh ke thoda concern hua. From my experience, initial build issues like seepage ya fitting problems later on bohot maintenance badha dete hain. Resale value pe bhi impact aata hai. Aksar dekha hai ki promised amenities bas showpiece reh jaati hain. Is it worth the premium? Investor perspective se, real ground reality for long-term ROI kya hai? Arocon Golf Ville — I've been looking at this project since my kids moved out. We don't need such a big place anymore and want something manageable. The price around ₹95L for a 2BHK seems okay. Just wondering about the daily living experience there. Is it genuinely good, or just on paper? How are the maintenance charges monthly? Also, for us older folks, is there a good hospital nearby, easily accessible? Any thoughts on the society vibe? Is it friendly or too isolated?
