Did a site visit to Bhartiya Garden Estate last week. I work in real estate, but buying for myself is totally different, yaar. Anyone booked there, what's your honest take on the carpet area efficiency? Builder ke super area vs carpet area games toh pata hi hain. Neighbourhood mein schools aur hospitals kitne accessible hain? Family ke liye dekh raha hoon, so livability matters. Maintenance charges ka kya scene hai? What are residents actually paying monthly? Is it genuinely a good home ya just good on paper? Thoda input chahiye.
Budget finalised, loan pre-approved — but still stuck on Bhartiya Garden Estate. I was looking into their upcoming Garden Estate project, and realised kuch critical about RERA compliance for new launches. Most builders just show RERA for the *entire* project, not individual phases ya towers. Garden Estate toh kaafi huge development hai. My agent ne toh overall RERA dikhaya, but digging deeper, specific phase approvals can be tricky. This affects delivery timelines big time, especially for under-construction. Koi aur bhi phase-wise RERA check kar raha hai for Bhartiya Garden Estate? Aur pre-launch pricing kya tha versus current? Trying to figure out agar abhi bhi capital appreciation potential bacha hai. Don't want to get stuck with delayed possession just because of some technicality. Any insights on their past project delivery track record for this kind of phased development? Hope this helps someone.
The hype around Bhartiya Garden Estate feels a bit much honestly. I own a 2BHK, looking at a 3BHK there for investment. Builder ka track record aur delivery timeline kya hai? Will appreciation justify the premium? Change my mind.
₹56 lakh for Bhartiya Garden Estate sounds good, par iska actual ROI kitna hoga? I'm so fed up of renting, but under-construction projects scare me. Bhartiya ka track record kaisa hai? Will it appreciate fast enough, ya rental yield bhi kam rahegi? Not sure if it's worth the risk for investors.
