Been checking Ajnara Ambrosia and Capital Ultratechomes Aryavan. Ambrosia looks premium, but is it worth the extra cost? Carpet area sahi hai kya? Already have a 2BHK... confused about upgrading. Thoughts?
Okay I'll be honest—I'm thinking of upgrading. Currently in a 2BHK. Saw Capital Ultratechomes Aryavan Residency. Looks decent, but Sampada Shramdeep Apartments are ready to move. Which has better resale, longer term? Is OC from Capital Ultratechomes Aryavan Residency worth anything? Family shifting soon, so ready-to-move is tempting. Not sure tbh.
Guys, I work in real estate but buying for myself is different. Capital Ultratechomes Aryavan Residency looks cheap initially. But Reserve Bank Aashiana, though older, has no hidden PLC or extra charges, matlab OC toh mil jayega jaldi. Aryavan mein kya scene hai, anyone know? Super area vs carpet area games?

Honestly, I'm looking at both Capital Ultratechomes Aryavan Residency and AVP AVS Orchard. But AVS Orchard's resale prices are crazy high. I work in real estate so I know the super area vs carpet area games they play. AVS Orchard claims luxury but the carpet area efficiency is bad, matlab you pay a lot for less usable space. Aryavan Residency seems better for actual living, even if it's smaller. Plus, AVS Orchard's maintenance charges are insane; heard stories of unexpected PLC charges even after OC. What's the actual ROI on these? Anyone else feel AVS Orchard is overhyped? Should I just stick with something more affordable like Aryavan? What are your experiences with society maintenance in Orchard?
Capital Ultratechomes Aryavan Residency is ready to move, sahi hai. But Max Estate 128 II is upcoming. Aryavan's price is decent, but what about appreciation? Max Estate claims better amenities, but who knows if they'll deliver? Which has better ROI in Noida, community?
I'm looking at Noida property again. Lotus Greens Isle seems amazing but honestly, is it worth almost ₹20Cr? The carpet area must be massive, but the price per sqft is insane! Alternatively, Capital Ultratechomes Aryavan Residency offers much smaller apartments in comparison. Though it's completed, so no possession risk. Which is a better investment for long-term appreciation? What do you guys think?
