Conscient Elevate – yaar, I'm genuinely frustrated with this project. I work in real estate, toh pata hai builders kya hide karte hain, but buying for myself is a whole different ballgame. Brochure mein jo dikhaya tha, aur actual site pe jo hai, it's a huge difference. Especially the amenities, bilkul woh marketing spin lag raha hai. Carpet area ka bhi scene hai, super area ke chakkar mein they're playing games. Aur maintenance charges ka bhi clear picture nahi mil raha. It feels like they're just pushing for bookings with fancy renders. Off the record, has anyone else faced this with Conscient Elevate? Kya actual residents ko bhi yeh hidden costs aur misleading info ka issue aaya hai? What did you guys do?
Since January I've been shortlisting flats in Gurgaon from Dubai. Ameya Sapphire Residences and Conscient Elevate, dono under-construction hain. I'm worried about the possession delays, yaar. Can't do site inspections myself. Also, what's the end-user vs investor ratio like in these? Don't want a ghost society. Long-term rental potential kaisa hai? As an NRI investor, managing from afar is tough. Any thoughts on which one has better rental yield or less investor-heavy population? Need to assign a power of attorney, so clarity on OC and documentation is key.
Did a site visit to Conscient Elevate last month and honestly, the delivery timeline extension is making me rethink everything. Bought into this project 3 months back, thinking end-2024 possession pakka hai. Ab sunne mein aa raha hai ki mid-2025 tak bhi mushkil hai. This delay will seriously hit my rental yield plans. Matlab, meri EMI toh chal rahi hai, but rent se cover hone ki expectation ab zero ho gayi hai for another year. Builder ka track record bhi ab doubtful lag raha hai, pehle itna research kiya tha, but yeh toh chuna laga diya. Anyone else facing similar delays with Conscient? What's your take on their actual project delivery? Is the capital appreciation worth this wait or should I look for an exit?
₹3.35 Cr for Tata La Vida Phase 2. Compared to Conscient Elevate at ₹5 Cr, under-construction projects mein quality issues pehle hi dikh jaate hain. Ready-to-move mein sab chhupa dete hain. Change my mind.
₹5 crore for Conscient Elevate versus ₹70 lakh for Signature Global Proxima — both ongoing projects in Gurgaon. I'm based in Dubai, so can't do site visits. Builder ka track record kaisa hai in terms of delivery? Aur investor ratio kya hai in projects mein? Rental potential kiska better hoga for long-term investment?
