25 years in our big house, now it feels too much for just us two. Kids have moved out, so we're selling it off and want a smaller, manageable flat in a good society. Noida Extension mein CPA Homes dekh rahe hain. Online toh sab sahi lag raha hai, but I need to know the ground reality. Completed project hai, toh occupancy kaisi hai? Is it genuinely peaceful for daily living, ya bas paper pe acha hai? Our main concern is daily convenience and proper amenities. Lift working properly? Common areas clean? And hospital access is very important for us. Nearby market bhi kitna dur hai? Also, maintenance charges ka kya scene hai? We want something with reasonable outgoings. Kya koi resident bata sakta hai ki monthly kitna pay karte ho? Need actual resident experiences, not just brochures. Thanks.
CPA Homes mein abhi shift kiya hai, March mein possession mila tha. Realized ki floor plan mein kafi space waste hota hai. Property Neelkanth Apartment ka layout kaisa hai? Wahan ke amenities kitne functional hain?
Honestly, I'm frustrated with CPA Homes' hidden charges after possession. Maintenance costs quoted were way less. Kids ke school bhi dekhna hai. Kya ye hidden costs normal hain?
Okay, I'll be honest — CPA Homes ki appreciation expectations se kam rahi hai. Jab pre-launch mein liya tha, laga tha achha ROI dega. But ab completed hai, current resale market thoda sluggish lag raha hai. What's the actual rental yield people are getting from a 2BHK there? I'm calculating max 2.5-3%, which is low. Also, is the investor-to-end-user ratio high? High investor ratios often impact future capital gains and liquidity. Any insights on long-term growth ya exit strategy?
Does anyone else feel like CPA Homes' advertised super area is just a trick, giving less actual carpet area than Gaurs 6th Avenue, despite the price difference? I know builders play these games. Also, what's the real story with maintenance charges for both, and are we talking about ghost societies with high investor ratios? I'm buying for myself, and honestly, the thought of paying high maintenance for empty flats is a dealbreaker. Change my mind if CPA is truly better value for an end-user.
CPA Homes or Lotus Green, which one offers better connectivity in Noida? Kya kisi ko pata hai about the construction quality differences? I'm looking for ready-to-move. Which has better amenities? Mujhe advice chahiye. What's your take?
Guys, I'm confused between Raghunandan Divine Lotus Greens and CPA Homes in Noida. Divine Lotus Greens is around 81 lakhs, while CPA Homes is much cheaper, like 24-40 lakhs. Kya kisi ko pata hai about the construction quality of both? Which one has better amenities, like swimming pool and gym? I'm looking for ready-to-move options only. Also, what's the rental potential for both projects? Which one would give better ROI if I plan to rent it out later? Divine Lotus Greens location is good but CPA homes is more affordable. Any suggestions on which one to choose? Mujhe advice chahiye!
