DLF Gardencity Enclave Phase 2

Found an interesting video about DLF Phase 2, Gurugram pricing. They covered plots and luxury 4BHK/5BHK floors. Honestly, the costs per sq. yd and total investment figures seemed pretty high, even for such a prime location near Cyber Hub. I'm wondering if those prices are really justified. Is the appreciation potential and rental yield actually strong enough to make it good value? What do you all think about investing there now?

Was supposed to decide by last month but these Mohali projects have me confused. Ashiana Aaroham Phase 1 ki price per sqft advertised hai, but jab calculations karein toh total cost bohot upar jaa rahi. Builder trust factor pe bhi soch raha hoon, upcoming project hai na. DLF Gardencity Enclave Phase 2 mein amenities ka brochure dekh ke laga sab milega, but site visit pe pata chala kaafi cheezein bas show ke liye hain. Kya kisi ne actual 'on ground' experience kiya hai with these builders in Mohali? Am I missing something?
