Visited DLF Independent Floors Mohali last week. Fed up of renting, want a proper home. How's the actual livability for families? Is the community friendly or isolated? What's daily life like?

₹5.5 Cr ka budget hai, aur buying for myself is proving tough. I'm stuck between BPTP Visionnaire Villas (ready) and DLF Independent Floors Phase III (under-construction) in Gurgaon. I know what builders don't tell you, especially about carpet area vs super area games. BPTP ka ready advantage hai, but DLF ka brand ROI ke liye better hoga kya? Under-construction gamble lena worth it hai for DLF ya ready BPTP mein settle ho jaoon? What's the real ground reality for both in terms of builder trust and 5-year appreciation?

My family needs space now, not in 3 years. We're comparing DLF Independent Floors Phase III (ongoing) and BPTP Visionnaire Homes Villas (completed). DLF's possession timeline for kids' school is a big worry. BPTP is ready, but what about the investor ratio? Which has better social infra, like good schools and hospitals within 2km, for a family moving in?

DLF ka price point toh obviously high tha, but Sujjan Vihar mein bhi total cost of ownership bohot badh jaati hai. My initial budget for Sujjan Vihar was around 2.5 Cr, but after stamp duty, registration, and interiors, it's way more. Builder trust factor is a big one for me. DLF ka track record toh established hai, but Sujjan Vihar ke liye not sure if they deliver on all promises. Under-construction projects mein possession ka gamble bhi hota hai. Has anyone else felt ki advertised price bas shuruaat hai? What was your experience with these two projects regarding hidden charges?
