DLF Phase 3, DLF Phase 3, Gurugram
CA approved budget for DLF Moulsari Enclave, but I'm having second thoughts. Honestly, high-end projects like this have zero resale value, right? Everyone says prime, but who buys these 10 Cr+ properties second-hand? Lagta hai bas investors hi hain yahan. Change my mind.
Since January I've been shortlisting flats in Gurgaon. My kids have moved out, so I'm looking to downsize from my big house to something compact and manageable, maybe DLF Moulsari Enclave. What's the real story with amenities there? Are the clubhouses actually used or just a showpiece? And the maintenance charges... do they really reflect good service, or is it just paying for promises? I don't want to get stuck with high costs and poor facilities. Would love to hear honest experiences.
Completed premium projects often hide their real issues until you've paid. I'm currently in a 2BHK, eyeing DLF Moulsari Enclave. That ₹10 Cr price tag is huge. My tip: talk to *actual* residents about noise levels and maintenance *after* 6 PM, not just during day visits. You'll catch what builders don't show. Is daily life there truly worth this premium, ya sirf paper pe accha hai?
Okay I'll be honest — I'm absolutely fed up of renting now. Landlord ne phir rent badha diya, so finally taking the plunge. I'm looking at DLF Moulsari Enclave. Price point ₹10.61 Cr seems quite high, but it's a completed project, so RERA delays ka tension nahi hai. My main concern hai iska daily life experience. Society ka vibe kaisa hai, matlab, log friendly hain ya sab apne mein rehte hain? Aur, is price range mein, maintenance charges kitne padte hain monthly? Kids ke liye schools aur emergency ke liye hospitals ki connectivity kaisi hai? Matlab, kitni door hain sab? Not sure if it's genuinely good to live in, ya sirf brochure pe achha lagta hai. Any current residents can share their experience?
I work in real estate but buying for myself is different, so I'm looking at DLF Moulsari Enclave. Honestly, the carpet area utilization feels a bit off for a ₹10 Cr+ property. Kya actual mein livability achhi hai? Society ka vibe kaisa hai? Aur schools, markets kitne convenient hain? Off the record, what's the real ground reality?
DLF Moulsari Enclave mein just shift kiya. Brochure mein carpet area kuch aur tha, actual mein kam nikla. Builders ne kaise yeh adjust kiya? Kya sabke saath aisa hota hai? Bahut frustrating hai yaar.
DLF Moulsari Enclave mein power backup ki reality kya hai? Full flat backup milta hai ya bas common areas? Tenant attraction ke liye yeh bohot important hai. Aur water supply ka kya haal hai, tanker dependency toh nahi? Resale value pe bhi fark padta hai, right? Koi experience share karega?
DLF Moulsari Enclave mein move kiye bas ek saal hua hai, but construction quality se pareshan hu. Walls pe cracks, kitchen fittings loose ho gaye hain. Builder sunta nahi. Sabke saath hota hai kya aisa?
My site visits last week really got me thinking about the actual build quality in Gurugram. I'm looking at DLF Moulsari Enclave for investment, hoping for decent rental yield and future appreciation. My main worry is construction quality. People say initial issues like cracks or seepage can really hit resale value and tenant satisfaction down the line. What's the reality after a year or two? Does anyone living there have experience with ongoing problems or high maintenance for such issues? Also, the amenities, especially the clubhouse and sports facilities, look great on paper. But are they actually used daily, or do they become ghost facilities after a while? As an investor, I'm wondering if these amenities genuinely attract premium tenants or if it's just marketing fluff that adds to the EMI without real ROI. Should I be looking more closely at the visible under-construction quality during site visits, or is it impossible to tell until possession? Any advice on what to check for specifically?
Just got possession of my flat in DLF Moulsari Enclave last month, aur abhi se bahut pareshaan hoon. Builder ne jo promises kiye the, brochure mein sab kuch mast lag raha tha, but actual delivery... yaar, it's a different story. Snag list banate banate thak gaya main. Walls mein cracks dikh rahe hain already, bathrooms mein fittings loose hain. Kitchen counter top bhi uneven hai, tiles bhi kahin kahin hollow sound kar rahe hain. Matlab, this is a premium project, right? Maintenance team bhi bahut slow hai response mein. Jo amenities dikhaye the, like the grand clubhouse, uska bhi abhi tak pura kaam nahi hua. Is this normal? Has anyone else faced such construction quality issues right after moving in? Kya karein ab, koi advice?
