Is Ekta Gardens' 'ready-to-move' status actually a trap for long-term appreciation compared to Tarun Vihar? From my experience, completed projects often have a higher investor ratio initially, which can impact the RWA quality and overall society vibe. Everyone glorifies immediate possession, but nobody talks about the potential ghost society risk or appreciation plateauing faster. Tarun Vihar, though under-con, might attract more genuine end-users later. Change my mind.

I bought a 2BHK here almost 4 years back, expecting decent capital appreciation and a solid rental yield. Tarun Vihar Apartments ₹1.30-1.70 Cr mein hai, but 'null' possession status hai. Matlab under-construction ka risk, hidden costs ka tension. Which one makes more sense, for the actual final cost?
Spent the whole Sunday checking out options for myself, even though I'm in real estate, buying for self is a nightmare. Finally got possession of my flat in Ekta Gardens. Honestly, amenities ka jo brochure mein dikhaya tha, that's almost entirely different from reality. Swimming pool toh hamesha band rehta hai, clubhouse looks neglected. Maintenance charges bhi ₹7500 aa rahe hain monthly, for what? I know what builders don't tell you, but this is next level. Anyone else facing similar issues post-possession? What did you do?
Okay I'll say what no one says — New Lamba Luxury Homes' insane price per sqft doesn't translate to better carpet area efficiency than Ekta Gardens. You're just paying for brand, right? Change my mind.
