Since last year I've been eyeing properties in Gurgaon for investment, but being based in Dubai makes it tough. I'm comparing Emaar Emerald Floors (ready, high-end) vs Mahira Homes 88B (ongoing, affordable). Emaar ka total cost, with stamp duty, interiors, kitna ban jaata hai? And Mahira mein construction quality and hidden charges ka kya scene hai? For rental income, which one would be easier to manage long-term, especially with maintenance costs and property management? Can't do site visits myself, so community ka feedback is crucial.
Visited ROF Pravasa site and Emaar Emerald Floors last weekend in Gurgaon. ROF ka concept achha laga but upcoming project hai, toh possession delay ka darr hai. Emaar Emerald Floors ready to move hai, which is great, but price range kaafi broad hai, aur total cost of ownership mein sab add karke kitna padega, samajh nahi aa raha. Under-construction ka risk lena chahiye kya, ya ready project mein thoda stretch karna better hai? Builder ka track record bhi important hai. Kya experience raha hai logon ka?

Like, Mahira Homes 88B looks tempting with its low entry point, around 28L, but it's ongoing, so there's always that possession risk and hidden costs. Builder ka track record bhi dekhna padta hai. Then there’s Emaar Emerald Floors, ready to move, no possession tension, but price point bohot upar hai, around 2 Cr se shuru. My concern is total cost of ownership – stamp duty, registration, interiors, sab mila ke, will Mahira Homes still be a better investment for 5-year appreciation despite the UC risk? Ya Emaar ka resale value better hoga? Any actual experiences with Mahira's delivery timelines or Emaar's maintenance charges? Off the record opinions needed, please.
Did a site visit to Emaar Emerald Floors last week. Kids have moved out, so my wife and I are finally selling our big house.
