Is Gaur Saundaryam's carpet area efficiency really as bad as I'm hearing? I work in real estate but buying for myself is different. The super area vs carpet area games are infuriating. Saw a unit, usable space felt tiny. What was your possession experience like? Were the promised amenities actually functional, or just for show? Anyone else feel misled?
I've been renting for years and the recent hike just pushed me over the edge. Finally looking to buy in Greater Noida. I'm comparing RN Royal Apartment and Gaur Saundaryam. Both are completed, which is a plus. But I'm trying to figure out the actual carpet area efficiency. Do these two offer good usable space for the price? Also, for a 5-year outlook, which one looks better for appreciation? And what about rental potential? Which would attract tenants more easily and at higher rates? Any thoughts or experiences with either project would be super helpful.
What's the real resale liquidity for Gaur Saundaryam in Greater Noida? I'm based in Dubai and eyeing a unit there, but can't do a site inspection myself. It's a completed project, so I'm keen to understand its capital appreciation trajectory since launch. Has the price per sqft moved significantly, ya fir it's stagnant? For an investor, the exit strategy is key. Kitna mushkil hoga 5-7 saal mein unit bechna, especially with so many new projects around? Also, what's the actual rental yield people are getting? I'll need a property manager, so gross yield se net kitna bachega after expenses? Worried about the investor-to-end-user ratio; don't want a ghost society. Any insights on the secondary market activity for Gaur Saundaryam would be super helpful.
Budget finalised, loan pre-approved – now stuck on Gaur Saundaryam for investment. I'm looking at the ₹1.95 Cr units. I work in real estate, so I know marketing spin, but what's the actual rental yield people are getting there? Has capital appreciation been decent post-completion? And is the resale market liquid enough, or is it mostly investors there creating ghost society risk?
Total cost of ownership is often underestimated, I'm finding out now. Just moved into my place last month, and the maintenance charges are way higher than I expected. For Aiims Apartment, the initial price seemed okay, but what about the actual carpet area you get? I'm curious if Gaur Saundaryam buyers feel they got more usable space for their higher price point. Anyone else struggling with hidden costs after moving in?
