Okay, I'll say what no one says about Gaursons Gaur Galaxy. Just got possession in March, and the investor-to-end-user ratio is way higher than I expected. It feels like a lot of empty flats, which honestly concerns me for future capital appreciation. Everyone glorifies the rental potential, but the actual rental yield I'm seeing for a 2BHK is nowhere near what agents promised. We're talking maybe ₹15k-₹18k, not the ₹20k+ I was told for a ₹70-90L property. Makes me wonder about the exit strategy in 5 years. Is this normal for completed projects in Ghaziabad? What are others' experiences? Disagree? Tell me why.
Gaur Galaxy ka capital appreciation expectations se kam raha hai, honestly. I'm based in Dubai and looking at this project for investment, but not sure if current prices (₹65-98L) offer good upside.
