India's First Real Estate Community

Budget finalised, loan pre-approved — now stuck on GGR Floor 26. I work in real estate but buying for myself is totally different, you know? I'm trying to cut through the marketing spin here. Is it genuinely good for daily living, or just looks good on paper? Owners, are the amenities like the gym or clubhouse actually useful, or are they just for show? What's the real community vibe like there? Not sure if it's worth the price if the daily experience isn't great. Any honest opinions would help a lot.
₹2.30 Cr minimum for GGR Floor 26, considering it. I work in real estate but my own investment feels different. Builder track record dekha, still confused. Actual capital appreciation kitni expect kar sakte hain? Rental yield kitna aata hai sach mein? Current per sqft price fair hai kya compared to nearby projects? Off the record batao.
GGR Floor 26 ka resale potential overhyped lag raha hai, ya sirf mujhe? I just moved into my unit last month, expecting decent capital appreciation, but market mein utni movement nahi dikh rahi. Builder ne toh bahut high projections diye the, but actual rental yield bhi utni nahi aa rahi jitni sochi thi. Secondary market mein buyers kahaan hain, yaar? Lagta hai liquidity ka issue hai. Everyone glorifies Gurgaon's luxury market, but nobody talks about the struggle to find genuine buyers at a good price after possession. Disagree? Tell me why.
3 months back, I finalized my first flat in Gurgaon, so I'm a bit new to the investment game. Now looking at GGR Floor 26 for a potential second property. It's completed, but I'm wondering about the actual rental yield. Kya yahan ₹50k-₹70k easily mil jayega? Also, long-term capital appreciation ka kya scene hai? Prices launch se kitna move huye hain? Resale market kitna liquid hai, in case I need to exit in 5-7 years? Any first-hand experiences, please share.
