Visited Goyal Luxury Floors by Rahul Mangla on Saturday and honestly wasn't expecting this. Everyone glorifies the amenities and 'luxury' tag, but nobody talks about the actual construction quality a few years down the line. I'm currently in a 2BHK, thinking of upgrading to a 3BHK or villa, and the premium for these projects is huge. As an investor, I'm worried about cracks, seepage, and fitting issues cropping up after a year or two, which totally kills resale value and hikes maintenance costs. Are these fancy clubhouses and sports facilities truly used, or are they just ghost facilities? Do they really attract premium tenants or just inflate the price with high maintenance charges? I think builders often cut corners on core quality then add shiny, often unused, amenities to justify the price jump. Disagree? Tell me why.

Samajh nahi aa raha maintenance charges actually kitne aate hain monthly? Seniors ke liye neighbourhood kaisa hai, like hospital ya market kitna paas hai? Society ka vibe bhi jaanna hai, friendly hai ya isolated?
Goyal Luxury Floors' snag list was a shocker. Cracks, bad fittings, and the kids' play area is barely usable. Clubhouse amenities are incomplete. Is this normal for Faridabad projects? What's your experience?

Does higher maintenance impact tenant attraction or future resale value for you guys? I'm trying to figure out if these costs are offset by better construction quality long-term, reducing immediate repair needs. Swimming pool ka size dekhke toh hassi aa gayi. Gym bhi bas naam ka hai. Fed up of renting, but ab lag raha EMI vs rent math mein yeh hidden disappointments bhi add honge. Anyone else felt cheated by amenity promises?

Visited Goyal Luxury Floors By Rahul Mangla last Sunday. Brochure mein toh kaafi fancy clubhouse dikhaya hai, but site par itna kuch visible nahi tha. I'm wondering, after possession, are these facilities actually used daily ya bas ghost facility ban jaati hain? Investor perspective se, does a grand clubhouse really attract tenants ya high maintenance charges ka bojh ban jaata hai? Parents bolte hain ki yeh sab rarely use hota hai. Kya kisi ko Faridabad mein aise projects ka experience hai? Honestly not sure if it's worth the premium.

Moved into Goyal Luxury Floors in March after paying ₹2.65 Cr for our 3BHK. On paper, floor plan bahut accha laga tha, but ab lagta hai actual carpet area efficiency utni nahi hai. Living room thoda cramped lagta hai, aur ek bedroom surprisingly small hai. Daily life quality theek hai, noise levels control mein hain, but highway paas hone se air quality ka issue toh rehta hai. Kisi aur ko bhi lagta hai ki layout better ho sakta tha? Ya main hi overthink kar raha hoon?
